1. INFORMATION RELATED TO THE PROJECT DESCRIPTION OF THE PROJECT:

Romspedition Logistik has designed a Residential Project in 12.700 sqm of land that will comprise an approximate number of 625 appartments. The project will have around 1000 underground parking lots, a total surface of 25.000 sq.m configured on 3 subterranean floors for each of the 8 buildings. This project will also include enough retail space [about 2.500 sqm] and other common facilities to satisfy the needs of its residents. The land plot is located in the south of Bucharest, on the Oltenitei Boulevard.

The project targets the construction of apartments for the middle & upper-medium class segments to meet the Local and Western European standards. Please find below some information regarding the different constructible areas belonging to the proposed Area development plan (PUZ):

Note: We allotted 10% of the surface for terraces, but very probably the total surface for terraces will go up till 15-18% from the total built surface.



Building A

Print area = 577,438 sq.m

Built area = 9.816,446 sq.m made of:

Retail space: 1.154,87sq.m (Ground Floor + 1st Floor)

Residential space: 7.500 sq.m (2nd Floor to 16th Floor)

Terrace area (~10% of built area) = 981,65 sq.m

Parking area = 3.125 sq.m (on 3 floors, 1.041.67 sq.m each)



Building B

Print area = 577,438 sq.m

Built area = 9.816,446 sq.m made of:

Building D

Print area = 2 x 577,438 sq.m (2 entrances)

Built area = 7.506,7 x 2=15.013,388 sq.m (exclusively residential spaces)

Terrace area (~10% of built area) = 1.501 sq.m

Parking area = 6.250 sq.m (on 3 floors, 2.083,33 sq.m each)



Building E + F

Print area = 577,438 sq.m

Built area = 7.506,7 sq.m (exclusively residential spaces)

Terrace area (~10% of built area) = 750,6 sq.m

Parking area = 3.125 sq.m (on 3 floors, 1.041.67 sq.m each)

Estimated Total Constructible “Retail & Residential” Area = 64.673,1 sq.m

Estimated Terrace Area = 6.467,31 sq.m

Estimated Garage & Storage Area = 25302 sq.m



2. QUALITY ELEMENTS (CONTENTS, CHARACTERISTICS OF THE BUILDING,

TERRACES AND BALCONIES, GARAGES AND PARKING PLACES, EQUIPMENTS, UTILITIES ETC.)

As the project is due to be finalized by the summer of 2010, all the information provided here is what the architects involved in the project provided so far:

- building characteristics such as layouts & façades, terraces & balconies and sizes

and other additional information, will be provided later on.

- In terms of quality issues, decisions haven’t been made yet. However, we can

summarize the quality of the development with the following:



The development is targeted to middle and upper class market.

The average construction cost per sqm of built area will be no more than €600

- The entire land plot has access to services and utilities including electricity, water,

gas and sewage. These have been laid out by the Sector 4 Town Hall and are

extended throughout Oltenitei Boulevard.



3. INVESTMENT VALUE AND ESTIMATED MARKET VALUE OF THE PROJECT.

4. PLACE (LAND PRICE, INFRASTRUCTURE, TRANSPORT MEANS, SIMILAR

PROJECTS LOCATED NEARBY, CHARACTERISTICS OF THE AREA)



Land prices, at this moment, come in all sorts of ranges. The area has prices for sqm of surface ranging from 1.000 to 1.500 EUR / sq.m and even higher. Between the intersection with Vitan Barzesti Road and the exit to Popesti Leordeni, there are the lowest prices in the Oltenitei Road area (placed around 1.000 EUR / sq.m). In the other way, to the intersection with Vacaresti Road and further on to City Mall, the prices are starting to grow and exceding the limit of 1.500 EUR / sq.m even more near the City Mall area. Taking part of the Southern Area of the Bucharest, these plots take advantage of the fast development of the real estate market here.



There is enough land for new developments and the prices are starting to feel the influence of developers’ interest in this part of the city.
